Access Statement

We are a small bed and breakfast accommodation with 5 double ensuites.  Three ensuites are on ground level accessible by a small step and the other two ensuites are accessibles by stairs or several steps.
Our Reception is the conservatory attached to the main house where a public phone is provided because mobile phones do not work in our valley.  Internet access is also available in the conservatory via wireless Broadband.
Pre-Arrival
• Wireless broadband available in the main conservatory
• Clearview+ viewer available in main house for the use of visually impaired
• 7 miles to nearest town (Tavistock)
• Taxis are available but have to be pre-booked
• Public transport (Buses and Taxis) available from Tavistock.
• Airport and Train station at Plymouth and Exeter
Arrival & Car Parking Facilities
• Car parking available close to rooms
• Driveway is gravel
• Gravel and paved terraces to main entrance and outside rooms
• The driveway, entrances and grounds are well lit at night
Main Entrance and Reception
• Main Entrance/Reception area via gravel driveway onto paved terrace with two small steps
• The main entrance/reception area is clearly signposted
• The entrance doorway has a small step over the threshold
• Seating is available in the main reception area
• Reception area is open 24 hours but it is not manned
• A public Telephone is provided in Reception (Mobile phones do not usually work in our valley!)
• Wireless Broadband available in reception
• Glass door into guest sitting room and Cottage Wing ensuite upstairs in main house

• Toilet and changing facilities available in pool cabin, small step into doorway
Bedrooms
• Internal doorways are not wheelchair width
• Three outside rooms have one step into the accommodation but we have a ramp which can be set in place
• One ensuite is accessed via stairs
• One ensuite is accessed via several steps with a handrail
Bathroom
• All rooms have their own ensuite bathroom
• Garden Room has a slate tiled floor and a step up to a walk in shower. Also has a toilet, bidet and sink
• Craftsmans Garden Room has a lino floor and a raised walk in shower.  Also has a toilet, bidet and sink
• Craftsmans Deco Room has a tiled floor and a bath with a shower over the bath. Also has a toilet, bidet and sink
• Cottage Wing has a raised walk in shower and a separate bath.  Also has a toilet, bidet and sink
• Laughing Waters has a corner walk in shower with two sliding doors.  Also has a toilet and sink
Grounds and Gardens
• We have 28 acres of land surrounding us and guests are free to walk and explore but not all the terrain is easy walking and sometimes is wet and boggy underfoot, so suitable footwear is essential.  The immediate areas around the rooms are all easy walking on the gravel driveway, paved terraces or footpaths although some areas do have one or more steps especially around the swimming area.  Also please be aware that there is a small stream in the garden so some of the grass can become a little boggy.
• There is a public toilet in the swimming pool cabin.

• Mobile phones do not usually work in our rooms or outside areas.  Some signal coverage may be picked up on higher ground
